Selling your home can be a daunting prospect and many homeowners simply do not know where to start. There is no reason to get overwhelmed and think about how you could possibly sell your house. 1. Clean

Before listing your home, you need to scrub every square inch of it until it gleams. Sure, it is not the most fun project in the world, but you can imagine every shiny surface is more money in your pocket. 

2. De-clutter

Potential buyers have trouble seeing beyond the knick-knacks on your mantle and the small appliances on your kitchen counter. While you may not even notice these items, they are distracting to buyers. Turn this into an opportunity to get a jump start on your packing. Box up everything but one or two key pieces. Think: less is more. 

3. De-personalize

Real estate experts like to use the term de-personalize when referring to what you need to do to sell your home, but what does that even mean? Simply put, they are suggesting that you do everything you can to make your home as neutral as possible, including eliminating bold paint colors, removing wallpaper, and taking down family photos. 

The suggestion to remove family photos often confuses sellers. While the large family portrait over your mantle may be perfectly tasteful, potential buyers will feel your eyes following them around the room like an oversized velvet painting of Elvis. 

4. Watch the competition

You should be meeting with your real estate agent every few weeks to see which homes sold in your area and for what price. Those homes were your competition. You need to understand why they were chosen over your home and determine if there is anything you can do to rectify that for future potential buyers. If every home had three bedrooms and yours only has two, there is nothing you can do. However, if every home was priced 10K less than your home, you may have stumbled on to something. 

5. Re-visit the price 

This last item on the list is so simple that it is often overlooked. Re-visiting the listing price is crucial to getting your house sold fast, however. Many homeowners settle on a price to list their home at and then become married to that price. The truth is, however, that pricing a home is not an exact science. You may need to adjust your price to keep up with the competition and stay looking fresh on the market.
