One major plus to hiring a real estate agent is that the seller will often be the one responsible for paying the commission on the sale. The seller should factor this commission in the asking price of the home. There are times when negotiations cause the buyer to split cost of the real estate agent, but that is abnormal. The fact of the matter is that you can't afford to not hire a real estate agent.

A real estate agent is going to know the area. This aspect is very important especially when moving a long distance. The real estate agent is going to know what areas are safe and what areas have the best school districts for you children. Basically the real estate agent is not only going to be able to point you in the right direction of the home that meets your criteria, but they will be able to point you in the direction of the type of neighborhood that you want to live in as well.
